Hotel Butua Residence

We love this place and have been staying here the last 3 years. Ivana at the front desk was knowledgeable and a pleasure to deal with. Also, the owner is a great guy and is there for anything you may need. My family and I enjoy being able to walk to the beach, restaurants, & shops. No car is needed.. I would definitely recommend this place.

The room was clean.

The hotel can only be reached by car by driving through the lot of another hotel parking lot, with their permission. This is not clear from the site or booking.com. when trying to park, I called the hotel literally 20 times, for over an hour, to seek directions, and no one answered. I finally parked the car in a public lot, left my small children with a friend, and got walking directions from another hotel. When I arrived, the hotel said that parking was not available, even though the site said that it is. They also would not allow me to cancel my reservation due to this incorrect information. They said that the telephone with the publicly advertised phone number was with another colleague who was not present. When I insisted, they allowed us to park. The room was clean, but the bed was hard, and the air conditioning did not work well. We were awoken later that evening - close to 11 pm - by the hotel staff collecting money for parking and then at 7:00 am by other staff members yelling at us for not leaving yet and taking the keys to move our car

Half of the electric outlets did not work.

The hotel was good and comfortable. Only thing was the parking space, we paid extra for that and every time when I need the the car to take out from the garage I felt the negativity of the owner that Im asking too much, which was part of the trip to use my car to see something else and explore. The Garage was so tiny, thank god I was with smaller car. Location is perfect but without car.

The hotel was amazing. Perfect location to everything.. I would like to add, Ivana from the desk was very helpful and friendly. Ivana, thankyou so much for all your help, it was nice a smiling face everytime we walked into the hotel.

Very good location, quet and secluded even though it is only steps away from the bustling centre and fortress, fair value for money. Room was spotless, change of towels every day. The maid was very nice and friendly.

One of the receptionists was not very friendly, wouldn't reply to me greeting her at entering or exiting the hotel. The mattress was not very comfy, no hair drier and no coffee machine or kettle in the room. It is a garni hotel and we did only pay for board (no bf as we like to eat late and at various restaurants, never liked any hotel foods) but not a 4 star by any means.

We had a very pleasant stay at Hotel Butua Residence. The location is excellent—just a few minutes’ walk from the Old Town and the beach, yet quiet enough to relax. The rooms were modern, spacious, and clean, with comfortable beds and a nice balcony view.The two ladies in the reception were polite and helpful, always ready to assist with directions or recommendations. Overall, it’s a great choice if you want to be close to the Old Town, restaurants, and the beach, while still enjoying a calm atmosphere. Definitely recommend for couples and families visiting Budva.

Great location just blocks from Old Town Budva. Clean, large room with a good size balcony.

This was the worst stay of my life.I booked a City/Garden View room through Booking.com, which was the only option available. However, upon arrival, I was given a rooftop room with no windows. When I expressed my discomfort and asked to change the room, the receptionist first claimed they had no other rooms and blamed Booking.com for the listing error. Then she offered to change my room for an extra €50 — cash only — which felt very shady. Even after the so-called “upgrade,” the new room had a terrible sewer smell. It was so bad that I ended up vomiting in the room. Absolutely unacceptable experience.

It’s a really nice hotel, very clean, friendly staff (special thanks to Ivana for her kindness and welcoming) and perfect location (3-5min walking to old town, 10 min from mogren beach)

Everything was great, maybe only at some moments our wifi would disconnect but it’s possible because our room was on the third floor. Everything else was good, no bad comments.

First they charge extra money for parking space! Staff was poor and not friendly,there is no one in the night on the reception and so they gave us wrong key,when we came back in the evening first night we couldn’t open the door and struggled to get someone to help us.Second night i asked them to open garage door to go out with the car and one of the “staff member” told me “ go by yourself and wake up bell person if you want to go out now “ There are some more things but overall not going back definitely!

The property is in a great location. It’s very clean & quiet. The staff is wonderful.

The WiFi was a little spotty.

The hotel is proper and the room is nice, so many cabinets, lol. Just a few minutes from the Budva Old Town The personnel is really nice and accomodating, they are good at doing their jobs.

The guy who handles the parking by the nearby hotel, Avela. He is overreacting by telling people that they should not be parking on their premises even just for a few minutes while we are checking-in at Butua. He should learn how to chill a little bit ?

Great location - extremely central but still quiet. Comfortable room. Extremely clean. Solid Wi-Fi. Excellent front-desk assistance from Ivanka & her colleague. I would gladly stay here again without hesitation.

Awesome location, only two minutes from the old town. The room was super clean and spacious. The hotel overall was quite good.

The parking cost was 15 euros overnight which is crazy. Every hotel has parking included. The fridge didn't work and the reception couldn't even give us an iron because to iron your clothes costed extra money.

Location was nice and quiet and a short walk to the beach, old town and harbour. Great shop just next door. Great to get clean towels.

The kitchen looked so good but apart from the very basics, all the cupboards were empty. Even if you had wanted to cook a meal, you couldn’t as no utensils at all. Could have done with a toaster too!!

Conditions in both rooms, large rooms a lot of space and a big balcony. Good new bed sheets. Perfect location: close to the old city, marina, all Budva's beaches, restorants, shops and despite of that it's quite. Positive staff.

Some of facilities were broken or old. For example sofa was rubbed in some places, part of lamps should be changed, no towel hooks, no place for shower gel etc. But the main things works as it should be.

The staff dont offer parking because out of space but they dont help out how or where to find a parking close. They dont give you Iron which is super strange, also dont help you out the day you wanted to iron even with payment!! I think they should be more kind and polite with guests as everyone goes for holiday and need things to be as easy as possible. I wouldnt recommend it even its in the city center if you want to have smooth holidays.

The best location, very close to the beach and old city, there are a lot of restaurants around the hotel, nice promenade street right opposite the hotel.The room has all necessary equipment, clean and comfortable. Nice and polite personal.
